Health Care Centre - A professionally managed 20 bed Frail Care Centre, mostly with individual private wards, will provide Residents with 24-hour Primary Health Care. A. Luxury Homes

(Over-sized garages will permit the craftsman to continue his hobbies or the housewife to have a separate laundry area.) Individual Title Ownership
Sales of the homes are by individual title and the Estate will be developed in terms of the Retirement Act. Sectional title ownership of general residential units or flats has proven to be a secure method of ownership in retirement property.
B. General Residential units/flats
Provision has been made for several general residential components containing one-bedroom flats of 52m² and two-bedroom flats of 63m2 with either, garden or balcony access and related parking facilities. These will all be sold on a sectional-title basis.
C. Assisted Living Units
For those wanting a more manageable home with assistance, there are the Assisted Living units conveniently located close to the Health Care and linked to the recreational areas and the Club House.
One bedroom units will consist of kitchenette, dining / living area, en-suite bathroom and bedroom measuring more than 30m2 and will also have access to the communal dining / living areas.
The Healthcare will consist of 20 beds, many of which will be en-suite private rooms, and all designed to the highest standard. Preferential access will be given to the Estater homeowners, but allowing "outsiders" entry into the Health Care will assist in providing an affordable service for all.

Estate Management Structure
The Honeydew Home Owners Association will be established to manage the estate and to look after the operation of the estate.
Ownership
All Owners will automatically become members of the Honeydew Home Owners Association, which elects their trustees annually. These trustees have the legal responsibility of running the affairs of the estate. There is therefore no outsider who can dictate to you, the owner, how the estate will be run. Amongst the most important functions of the trustees is the controlling of the financial affairs of the estate. The trustees set and control the annual budget and set the monthly levies.
Monthly Levies
It is of utmost importance when making comparisons to ensure that the facilities offered in other estates are the same as those in Honeydew Retirement Estate.
The cost of operating the retirement estate is financed by its residents in the form of levies. The levy calculated for each house or unit is based on the number of the houses and the total square metres of the units.
Every effort has been made to calculate that levies are as accurately and realistically as possible without skimping on the quality of any services offered. The standard of services will have a direct influence on the reputation of the Estate and the value of units when it comes to re-sales.
Letting of your Home or Unit
Although letting is not necessarily in the best interest of the estate, owners not wishing to occupy their homes immediately are at liberty to do so.
Development Team
The Developing Company, Vissershok Investments (Pty) Limited, Registration Number 2000/010285/07, in conjunction with Portland Bouers Trust, have consulted with a large group of consultants and specialists with extensive experience in the house building industry and various retirement estates, to create this exclusive Estate.
The Architects, Hennie de Villiers Architects, have been responsible for similar developments in Hermanus, Bellville and Japie Otto Consulting Engineers will take responsibility for the civil and structural components of the estate, while Arcus Gibb Consulting Electrical Engineers will undertake the design of the electrical reticulation.

This calculation is based on the assumption that the first houses are completed by the 1st March 2010 and will escalate with not more than 10% (ten per cent) in March 2011 and March 2012.
